This section holds the latest monthly update. I am putting the first edition together now, and it lands here around October 4, with a fresh edition every month after that. Here is what it will cover:

  • Median closed prices for Lane County, with Springfield and Eugene split out separately.
  • How long homes took to sell, and how close to asking price they closed at.
  • Inventory: how many homes were on the market, and whether that number is growing or shrinking.
  • Acreage notes: what rural buyers should watch on wells, septic, water rights, and zoning.

What every edition covers

Four numbers worth reading every month.

County-wide averages hide more than they show. Each edition is built from actual closed sales, so you can see where the market is moving and what it means for your move.

Closed sales and prices

Median and average prices from actual closed sales in the Eugene Association of Realtors MLS, for Springfield, Eugene, and the towns around them. Averages flatten the truth, so every edition breaks the numbers down by area and price bracket.

Days on market and inventory

How long homes are sitting and how many are on the market. Together those two numbers tell you whether buyers or sellers hold the leverage this month, and that changes your strategy.

What is moving, bracket by bracket

The market at $450K does not behave like the market at $1M. I track what is actually selling in each bracket: first homes, move-up homes, acreage, and luxury.

Acreage and rural notes

Well, septic, water rights, and zoning trends on Lane County ground. These details rarely make the county-wide averages, but on rural property they decide the deal.

Why I bring you the numbers
